1.2 – How I Got Started Investing

My first property was purchased for $357,000 with a $85,000 downpayment. The principal, interest, taxes, insurance (PITI), and mortgage was $1600 a month and the rental income was $2,200 a month.

At that point I became unemployable…

Unfortunately by sophisticated investor standards, the Rent-to-Value Ratio was terrible. It was a nice place to live, but again bad from a numbers prospective.

I don’t want you to be like most “Mom & Pop investors” and say silly things like “at least I’m cashflowing.” The coming weeks will be short lessons of the absolute essentials to get you up to speed.

My parents got screwed with the 401K and stock market and it’s my mission to get everyone out of that “garbage”!
