Home Inspections

1. Find a good home inspector who will identify safety issues.
2. Find all the safety issues (electrical, structural)
3. Then look at major (roof, HVAC, expensive appliances, foundation)
4. Cosmetic (trees, landscaping

Create a spreadsheet of all these things and figure out how much these items are going to cost and how long it will take to fix it. 

1. Get a price concession to do the repairs yourself (through your property manager)
2. Get invoices and pictures if the seller makes the repairs
