With the returns a little better than the normal baseline I would say this would be one to double down on or at least get off the fence if you did little to add to your portfolio in 2019 (analysis paralysis) – at the start of the deal we are picking these 407 units at an average of 46K a unit and our current average rents is much higher than the 1% Rent-to-Value Ratio.
$60,000 buys you ~0.6% of the deal or 2.4 apartment units of your own (after all GP shares are taken out). Where else can you get cash flowing properties with that amount of force appreciation, not getting the loan in your personal name, and completely passive on your part?
